Sailfish Digital Ventures Unveils Comanche Circle: A 2,600-Acre Data Center Development in Dallas Metro

Sailfish Digital Ventures (SDV) has announced the launch of Comanche Circle, a master-planned, 2,600-acre data center community set to redefine the data center landscape in the Dallas-Fort Worth metroplex. The ambitious project will house nine data center campuses with a combined capacity of up to 5GW of power, addressing the growing demand for hyperscale and AI-driven data center infrastructure.

Phase I: Strategic Development with Unmatched Power Delivery

The first phase of Comanche Circle will include five distinct campuses designed to cater to the diverse needs of hyperscalers and enterprise users. These campuses offer flexibility to scale operations seamlessly and maximize energy efficiency.

Phase I Campus Highlights:

  • Campus A: 280 acres with a 1,000MW capacity across ten buildings.
  • Campus B: 210 acres with a 600MW capacity across six buildings.
  • Campus C: 160 acres with a 600MW capacity across six buildings.
  • Campus D: 145 acres with a 600MW capacity across six buildings.
  • Campus E: 110 acres with a 400MW capacity across four buildings.

Speed-to-Power: A Competitive Edge

In today’s high-demand data center market, speed-to-power is critical, and SDV is prepared to deliver. The development includes a combination of behind-the-meter natural gas generation and on-grid power, ensuring rapid deployment of energy resources.

Key milestones include:

  • 600MW of power delivered within 24 months through proprietary power islands.
  • An additional 2,600MW of power anticipated by late 2027 or 2028, leveraging grid interconnections and expanded power generation capabilities.

The project also reserves 400 acres for sustainable energy solutions, including onsite small modular reactors (SMRs) and solar power installations, reinforcing its commitment to long-term energy sustainability.

Comanche Circle is strategically located in Tolar, TX, within South Dallas, one of the nation’s leading data center markets. Its proximity to key infrastructure further enhances its appeal:

  • Less than a mile from the 2,400MW Comanche Peak Nuclear Plant.
  • Immediate access to 345kV onsite transmission lines, enabling robust grid interconnection via ERCOT/Oncor Electric Delivery.
