The new version of Maximo incorporates an AI assistant based on watsonx.ai, investment planning, and facilities management on a unified platform.
IBM has announced the general availability of Maximo Application Suite (MAS) 9.1, an update that redefines asset lifecycle management by integrating strategic planning tools, real estate management, and a new generative artificial intelligence assistant. This solution, a leader in the Asset Lifecycle Management market for decades, aims to address current challenges with a data- and AI-powered platform.
Maximo Assistant: A New Ally with Generative AI
Among the main new features is the Maximo Assistant, a conversational assistant that uses generative AI based on watsonx.ai to help users interact with their asset data using natural language. This tool allows users to, for example, directly query work orders in the application that have no plans assigned, or calculate the total maintenance cost per site without requiring advanced technical knowledge or leaving the Maximo interface.
“The goal is to help employees proactively maintain assets and improve operational efficiency,” stated Kendra DeKeyrel, Vice President of Product and Lifecycle Management Engineering at IBM.
The assistant is part of the Maximo AI Service, a set of AI capabilities designed to enhance workforce productivity through automation and predictive analytics.
Data-Driven Investment Planning
Maximo 9.1 also incorporates Asset Investment Planning (AIP), a feature that enables users to generate and compare different asset investment scenarios. Using weighted analysis models and multi-objective optimization, users can balance variables such as cost, risk, and return, aligning decisions with key business indicators and regulatory requirements.
This new module is intended to improve the long-term sustainability of critical infrastructures, facilitating strategic decision-making based on up-to-date data and customizable value models.
Real Estate and Facilities Management in One Suite
Another significant advancement is the integration of Maximo Real Estate and Facilities, which expands the platform’s scope to include workplace and building management. Organizations can now monitor the condition of their facilities, manage lease agreements, and assess maintenance needs from the same platform.
Key features include:
- Space Management to optimize the use of offices and warehouses.
- Facility Condition Assessment to identify risks and prioritize repairs.
- Capital Planning for efficiency and cost-reduction projects.
- Lease Administration and Accounting in accordance with regulatory standards.
This evolution positions Maximo as a unified tool for the complete management of physical asset lifecycles, spanning industrial machinery, HVAC systems, data centers, and real estate.
